CAM TAYLOR CO SEES POSITIVE TRENDS OCCURRING

July saw a noticeable increase in company wide sales for Cam Taylor Co Realtors. Many reasons are attributed to this turn in the Columbus housing market.

  • Although our local real estate landscape continues to be a buyer’s market; less inventory, affordable home prices, first time buyer’s credit and favorable interest rates have created a much better balance ~ consumer confidence is once again on the rise
  • Although other parts of Ohio are far more economically depressed, Columbus maintains its stability due to the state capital and its reputation as a strong transportation and distribution industry
  • Our diverse economy; through health care, hospitality, manufacturing and the tech industry contributes to a resilient job market
  • Its central geographical location lends itself to an increase of distribution employment nearly 1/3 since 2001, while the rest of the nation, on average, has been in a downward mode

We’re optimistic this trend will continue into the 3rd quarter of 2009 with the number of “in contracts” set to close in September and October. HOUSING STARTS UP IN COLUMBUS, OHIO

Finally, some good news for a change! With an increase in new home construction up 17.2% across the nation, housing starts are up 3.5% in Columbus since the start of 2009. Experts attribute much of this good news to first-time home buyers, low interest rates, and the $8,000 tax credit available for first timers. They go on to say, “now more than ever is the time to get into the real estate market. Conditions will never be more favorable than they are at this time.” The first time buyers are feeding the entire market. With companies offering great incentives containing upgrades and discounts, it’s an opportune time. Although this is all good news, the housing market is far from “back to normal.” We need to adjust our mindset that the new normal will have a different appearance when it does occur ~ hopefully by the third quarter of 2009.

K-1 Education Program Showcases Africa

What’s new in New Albany, Ohio?

How about the inspirational first grade SAIL classroom of Shelley Cervantes? Throughout the school year, the K-1 building has been learning about Africa, African animals, rainforests, culture, and more, in conjunction with the Partners In Conservation. PIC is a program that began with the Columbus Zoo.

Mrs. Cervantes' class took their learning to the next level and planned their own “African Celebration” which was held in their classroom. The SAIL program has encouraged the children to use their imagination and learn through “real life” situations. They put their freshly honed skills into a complete celebration beginning with invitations delivered to their parents.

Growing up right next to a historical site in Worthington, Ohio

Not many people can say they grew up right next to an Indian Mound as I did here in Worthington, Ohio. The Indian Mound was a focal point of play and exploration for me, my brothers, sister, and the other neighborhood kids. Whenever giving directions to my house I would always say "My house is the one next to the Indian Mound" of course, that would take some by surprise. Many people never even realized there was an Indian Mound in the heart of Worthington.

With careful thought and dedication The Jeffers, who owned the land the Indian Mound sits upon, made it their mission to protect this site even as they sold off lots for a small number of homes to be built around the area over 35 years ago. Upon the death of Mrs. Jeffers this site was donated to the Worthington Historical Society and will forever be protected.

22 Prospective Buyers Visit Historic Property - E. South St. Worthington, Ohio

The Greater Worthington Realtor Association held their third monthly Twilight Tour of Open houses Thursday May 16, 2008. More than 22 prospective buyers visited the historic house on 300 E South St. in Worthington, Ohio - including a great granddaughter of a former owner.

Current stories relate to enclosing the front porch area to accommodate multiple beds for young boys in need. Yesterday we learned that it was her great grandmother who did do this to help her many young cousins in need. Of course it looks very different now, but what a story!

This beautiful 3 bedroom/2 bath home overlooks Rush Creek and you can enjoy great views in all directions. The kitchen has been completely renovated and beautiful hardwood flooring is located throughout the home.

Luxury estate in the private Wingate Farms of Delaware County, Ohio

I met Ben Corcoran, (SCRP of the Appraisal Group) at the luxury estate built by Paul Craver in the private Wingate Farms of southern Delaware County. The flowers looked beautiful and Scotts Lawn Service had just worked on the yard - it looks awesome. I invited Ben out to measure both the main house and the separate carriage garage that includes a full apartment. He’s going to provide a cad cam layout for marketing purposes. The infra red tool that he uses to obtain the interior measurements is called a Leica Disto laser. Pretty neat device! Ben commented that the architectural features and the plantation style design are unusual for the general Columbus, Ohio market.

Luxury home market residences are usually so large that pictures do not provide enough information for the savvy internet user. We feel that the addition of the cad cam layout and other images are necessary to market these estates. A probable buyer for this estate (or others above the $1,000,000.00 price point) is someone being relocated to the Columbus, Ohio market. We know that the web is the first source for many buyers - especially those transferring from out of state. Therefore, a thorough and unique on line presentation is necessary.

Worthington, Ohio's "one of a kind" CVS... coming soon!

You might find a CVS on every corner but in Worthington the new CVS under construction is one of a kind. Replacing the long standing local grocery store, this structure is fitting of the Olde Worthington aura. The all brick traditional style with parking in the back will beautify the corner and should attract shoppers to the CVS as well as the additional space adjoining. It is rumored that there will be apartments upstairs which should attract young or old - anyone wanting to be where the action is in downtown Worthington. We are looking forward to welcoming our new CVS to the corner down the street.

New Restaurant Coming to Worthington, Ohio

Here is the new restaurant being completed in Worthington. Jason Liu, a successful restaurateur in Dublin, is planning to open his Worthington location in July of 2008. The exterior is nearly complete and work seems to be going on around the clock. It looks like one of the more elaborate and probably most expensive ground up restaurants I have seen. The copper gutters and flashing accents the white trim and brick facing. Unique to the typical Worthington colonial architectural style is the big pineapple seen on the front of the building. My understanding is the pineapple is a welcome sign. If the food is as good as the Dublin shop this place will be very busy.

Worthington, Powell, Upper Arlington, Clintonville, Lewis Center and Westerville will probably be the sources of customers for this easily accessible location on North High Street near the I-270 Rt. 23 interchange. The Cam Taylor Co. agents will be having our “wine and whine” and “beer and cheer” meeting there as soon as they open. We will provide a review.

What are farmers doing in Worthington, Ohio?

It is part of the unique traditions of this community, which was founded by a group of New Englanders in 1803 and is one of the oldest in Ohio. Each Saturday morning from mid-May to mid-October, a Farmers Market is held, capturing the spirit of earlier days when farmers brought their crops to market.

Worthington's present-day market lines the streets of downtown Old Worthington drawing each Saturday an estimated 5,000 people who are seeking produce grown locally and throughout Ohio.
